Boundary Surveys & Real Property Services

  • Boundary Retracement Survey – most commonly referred to as a Property Line Survey – is a specialized service for identifying, measuring and marking the retraced positions of property lines for a given tract of land. This service requires records research and plotting, reconnaissance and recovery of existing line and corner evidence, measurement and analysis of evidence, markation of unmarked corners and lines as applicable, and preparation of client documentation.

  • Deed Plotting – is a desktop office service whereby the information contained in your property deed is graphically plotted and represented in a map format and provided in digital or paper versions.

  • Lot Line Adjustment – is a quasi-subdivision activity regulated by municipal and county entities that involves changing or altering the course or location of the boundary line(s) between two or more existing properties. A lot line adjustment differs from other subdivision activities in that no new lots are created. The service involves boundary and topographic surveying, plan and document preparation based on municipal code, municipal and county review, attendance at public meetings, preparation of recording documents and surveying for placement of permanent markers at new lot corners.

  • Survey Drawing Preparation – is a service which graphically depicts the results of a survey in a formal manner. Resulting maps are prepared using industry standard CAD software and are provided digitally in PDF format.

  • Legal Description Preparation – is a specialized activity whereby a given parcel of land is described in writing. The resulting description is then incorporated into a deed, mortgage or title insurance policy. Legal descriptions are based on field surveys and therefore can only be prepared after a boundary retracement survey, or lot line adjustment has been conducted.

  • Flood Elevation Certificate Survey – is a service to provide field survey information as required to fill out and provide certification for a FEMA Elevation Certificate (certificates can be found online at
